Long Range Capital Financial Plan 2010-2014
Executive Summary
The Long Range Financial Plan 2010-2014 is based on an extensive review of Sudden Valley’s 2003 survey, the Community Plan, subsequent member commission reports and the 2008 survey administered last Fall. The plan also reflects a 2009 updating of the community’s 25-year equipment replacement schedule, a 2009 analysis of all of SVCA’s facilities for structural
and equipment condition, and a potential list of projects provided by the General Manager based on his view of the needs of the Association.
The Sudden Valley Community is a diverse community, with a sizeable working population and a size able retired population. There is also a significant number of families with children. Our population is middle class with some lower income families intermixed. Members desire their dues to be spent maintaining the infrastructure-buildings and roads-to an acceptable standard. They also want to know more about capital projects. They understand that maintaining property values is tied to enforcement of the covenants, bylaws and rules.
People seem pleased generally with the range of amenities available on a fee basis.
