Dues are payable on the first day of each month and are considered late after the last business day of the month. Late fees and interest will accrue for late payments. Payment coupon books are mailed annually to all owners who are not enrolled in automatic payments.

Pay at the Administration Office
Current in-person hours are Monday–Friday, 8:30 AM–4:30 PM.
Please note that cash or check are the only accepted forms of payment at the Front Desk.
Overnight Drop Box
A secure drop box is located on the side of the Welcome Center facing the parking lot.
Payments placed in the drop box after business hours will be posted the next business day.
Automatic Withdrawal (ACH)
Monthly dues can be paid automatically free of charge through ACH withdrawal. Click here to access the ACH Enrollment Form. Completed forms may be emailed to ar@suddenvalley.com, put in the Overnight Drop Box, or returned to the Welcome Center.
Online Payments
Visit PropertyPay.com to pay using a credit card, debit card, or electronic check (e-check).

Property Pay Online Payments
Property Pay is an online portal that allows you to pay your association dues using a credit/debit card or an e-check.
To log in, you will need two account numbers that identify the Association, as well as your SVCA account number:
- Association ID: 0603
- Management ID: 5545
- SVCA Account Number: You can find this number on your payment coupon, or call Administration for assistance at 360-734-6430.
Please note:
- Card payments include an additional fee. First Citizens Bank charges 2.95% when paying through their website, or a flat $1.95 fee when using their mobile app.
- Scheduled e-checks have no fee.
- One-time e-checks carry a $2.25 fee.
